Selling your home  is an involved process that affects your family and your future. Before you begin this process, you'll want to ensure that you have the most up-to-date information. When should you sell? How do you get the best price? What kinds of renovations should be made prior to the sale? How can you make your home most appealing to the average buyer?

Making A Dazzling First Impression!
Here are some of the best no cost to low cost tips for capturing a buyer's interest in your home.
Most buyers will drive by and evaluate your home's Curb Appeal
before contacting a Realtor for more information and a showing.

  - clean up your yard
- mow and edge the lawn
- mend fences and other outside structures

- place potted plants with flowers around the yard

- remove dead limbs from trees and bushes

-
make sure the landscaping is weeded and trimmed, prune the shrubs, etc.

A buyer arriving to view your home must walk up to the Front Door.
They will be paying particular attention to the exterior of your home.
  - paint the woodwork
- clean the gutters and eaves
- clean the exterior lighting posts and replace burned out lamps
- replace those worn out numbers on your mailbox
- pressure wash the siding and driveway
- clean the Front Door and and polish the brass - this is very important!
- place a potted plant at the entry way

The buyer will often spend extra time at the entry way

while greeting you or your Realtor.

  - make extra room for multiple guests at the entry way
- remove all clutter (rent a temporary storage unit if necessary)
- place a potted plant by the entry way
- remove everything from your Hall Closet except 3-4 garments
- wash walls to remove stains, markings, and finger prints
- clean all lighting fixtures and install higher wattage bulbs to make rooms brighter
- paint rooms or walls that are vividly colored or beyond cleaning (neutral colors)
- clean, scrub, and polish floors, remove stains in carpet, and wash the baseboards
- clean windows inside and out; clean the blinds and drapes, too
- clean and organize the garage
- change the air filters and install air fresheners in major areas

For most buyers, the kitchen will be the most scrutinized room in your home.
  - clean the countertops and sink, remove stains, and polish the faucets
- remove most items from the countertops except a center piece or two
- straighten and organize the cupboards
- lay a clean sheet of shelving paper
- clean the major appliances, paying particular attention to edges and crannies
- clean the grout lines around floor and wall tile

The Master Bedroom and Bath are key selling points of your home.
  - clean everything from behind and beneath the bed
- vacuum the carpeting and straighten wall hangings, paintings, etc.
- remove clutter from the dressers and nightstands
- recycle old magazines and arrange a few in a magazine rack
- put clean bedding on the bed
- make a special effort to organize the closets
- make closets look roomy (not short on space) by hanging clothes
with some space between each garment
- replace burned out light bulbs in the vanity and closets
- bleach the tub, shower stall, basins, and toilet
- remove all stains, especially mold and mildew in tile grout and drains
- clean the mirrors, scrub the floor, and hang fresh guest towels
- clean and organize the countertops, shelves, and drawers

These simple ideas can make a positive impact on your Buyer and be the difference between making an offer or moving on to another home.
